Why villas pay back fastest
Pool pumps run six to eight hours a day in summer, air-conditioning runs when the sun is strongest, and heat-pump pool heating stretches the season. All of that happens in daylight, so villas use 45 to 60% of their solar directly even before a battery. Add a battery and evening air-conditioning comes off the grid too.
Holiday rentals have a second benefit: guests don't turn things off. A solar system caps the summer bill that otherwise eats into the rental income, and "solar-powered" reads well in a listing.
Designing around the villa
- Roof vs pergola vs ground. Flat roofs take frames; a solar pergola over the parking or terrace is popular where the roof is tiled and visible; ground mounts work on larger plots (with a licence on rustic land).
- Three-phase. Many villas have three-phase supply. The inverter must match.
- Smart loads. Divert surplus to the pool pump, water heating or the EV charger before exporting it.
- Monitoring. An app that shows production, consumption and faults from anywhere, with alerts sent to you or your property manager.
Owners abroad
If you're not a Balearic resident, you can't claim the FACTOR battery grant or Spanish income-tax deductions, but the municipal IBI rebate usually still applies because it's tied to the property. Palma gives 50% off IBI for six years; Calvià and others give 50% for three. On a villa IBI bill that adds up. See the subsidy checker.

What a good installer includes
- Load analysis including pool, air-con and heating
- Three-phase inverter where the supply is three-phase
- Surplus diversion to pool pump or water heating
- Remote monitoring with alerts
- Clear plan for the visit, access and keys when you're away
Watch out for
- A system sized on winter occupancy
- Single-phase inverter on a three-phase supply
- No plan for who meets the installer
- Promises of grants a non-resident can't claim
Common questions
Can you quote without me being there?
Yes. Installers quote from photos, the satellite view and a video call, then visit with your caretaker or property manager.
Will solar power the pool and the air-conditioning?
Daytime, yes: a 10 kWp system produces 40 to 50 kWh on a summer day, enough for the pool pump, several air-conditioning units and the household. A battery covers the evening.
