How shared solar works
The community installs a system on the common roof. A sharing agreement sets each participating flat's percentage, and the distributor applies it: every hour, each flat is credited with its share of production against its own consumption, with any surplus compensated on its own bill. Owners who don't join pay nothing and get nothing; they can join later by paying their share.
The vote
The Horizontal Property Law allows renewable installations in common elements to be approved by a simple majority of owners and quotas (one third is enough when the cost falls only on those who vote in favour). Your administrator will know the format.
Funding
- FACTOR 2026-27: communities of owners can claim up to 70% of the panel cost (reference €1,188 per kWp up to 10 kWp, €910 per kWp from 10 to 100 kWp) plus 45% on shared batteries. Window open until 28 February 2027 or until the budget runs out.
- Tax: owners who are Balearic residents can claim the 20% state deduction for collective self-consumption in residential buildings on installations finished in 2026.
- Municipal: Palma's IBI rebate applies pro rata to shared systems.
What an installer should bring
Experience with communities: the sharing file for the distributor, the paperwork for a project above 10 kW, and patience with meetings.
Typical prices
| Job | Typical installed price | Notes |
|---|---|---|
| 3 kWp grid-connected (7 panels) | €4,200 to €5,800 | Small apartment or townhouse |
| 5 kWp grid-connected (11 to 12 panels) | €5,800 to €8,000 | Typical family home |
| 8 kWp grid-connected (18 panels) | €8,200 to €11,500 | Larger home, pool or heat pump |
| 10 kWp grid-connected (23 panels) | €9,800 to €13,800 | Villa; project by an engineer above 10 kW |
| 15 kWp grid-connected (34 panels) | €14,000 to €19,500 | Large villa or small business, usually three-phase |
incl. 21% IVA. Budget ranges from quotes across the island; real prices depend on a site visit.
What a good installer includes
- Proposal with sharing coefficients and per-flat savings
- Project signed by an engineer where above 10 kW
- FACTOR application for the community
- Distributor paperwork for collective self-consumption
- Timeline that fits the community's meeting calendar
Watch out for
- A one-size proposal with no per-flat numbers
- No experience with the distributor's sharing files
- Grants assumed without checking the community's status
Common questions
What vote does the community need?
A simple majority of owners and quotas for renewable installations in common elements; one third is enough when only those in favour pay.
How is the solar shared between flats?
By coefficients agreed in the community and filed with the distributor. Each flat is credited its share of production against its own consumption every hour.
